In the sentence : Tu parles à ta soeur. Tu lui parles. - why do we use ‘tu LUI parles’? Should not we agree the pronom with ‘la sœur ‘ (féminin) and say ‘ Tu elle parles’?

I probably missed something, but isn't this example in the Conditional and not the Pluperfect?

      Si nous l'avions choisi, nous l'aurions regretté.

      If we'd chosen him, we would have regretted it.

It would be great if I could understand why I'm wrong ;-)

Why do we say "le prochain étape" and not "l'étape prochain"?

I have seen the use of "si que possible" instead of "si c'est possible". what is the difference?

I am very confused why this is the subjunctive and not the conditional. I am still having some trouble between the two at times.

J’achèterai la voiture à condition qu’elle soit en bon état.
I’ll buy the car provided that it’s in good condition.

This seems like it should be conditional because it is saying that *if* a condition is met, something will ensue. Why is it not the conditional?
